Can you remember on which DVD John talks about buying web sites? I am particularly interested in the idea of buying sites to spice up with AdSense.

Many thanks for the link - that forum is an awesome resource for buying sites.
However, the only problem with it is that the people that post their own site for sale are usually pretty savvy and will already know the potential of their site. What I am really looking for is some advice on approaching site owners who have small but popular and established sites that are not monitised and could be sold for a low price.

I would do my homework before buying someone elses's site. Some people will inflate traffic to their site for 1-2 months before selling it to make the numbers look good...

Sound advice.
For sites that already earning money, I'm using a 2-year revenue as a guide price. I also consider how much I can optimise existing earnings in how much leverage I give to this base price.
It gets a little trickier when dealing with un-monitised sites. I am building a tool that will analyse keyword density on the page, look at the CPC and traffic for each keyword and then put together projected earnings from that.
